(USA-UT-SALT LAKE CITY) Real Estate Facilities Director
•Responsible for real estate portfolio management and facilities management. Partners with brokers and Treasury on lease negotiation. Partners with Procurement in the acquisition or leasing of furniture and equipment, and services.•Plans, controls and directs real estate activities.•Responsible for strategic planning of the real estate portfolio.•Manages real estate costs and partners with Procurement to reduce office expenses.•Advises and assists with site selection, site acquisition, leasing space and other functions relating to land acquisition, negotiation and sale.•Assesses and evaluates the physical space requirements of the company and recommends plans to meet needs, ensuring optimal utilization of the company facilities. Disposes of facilities that are no longer required by the organization, closes out site facilities and contracts.•Oversees analysis-assessments of potential cost saving and enhanced location opportunities. •Analyzes real estate market data and performs financial analysis of project costs.•Develops acquisition-disposition strategies to meet business requirements in a timely and cost effective manner.•Negotiates business terms and legal documents relating to the acquisition and disposition of leased locations. Evaluates real estate assets and obligation to assist internal business partners.•Responsible for developing and managing the 3-5 year strategic real estate plans.•Directly manages all external real estate partner relationships.•Oversees all North American real estate transactions and the transaction process.•Works with stakeholders on real estate project strategies, budget, resource requirements and timelines.•Provides key financial and business analysis for real estate projects and initiatives•Works with external parties and ensures that all parties are aligned with project objectives.•Manages real estate brokers in multiple locations.•Oversees facilities management functions for company properties. Partners with local staff in planning, budgeting and management of daily operations. •Manages contracts for outsourced facility services. Sets standards for services and works to standardize services across the geographies.•Ensures all work performed under his-her supervision is done in a timely and cost effective manner according to the applicable codes, budgets and corporate facilities standards. Ensures all facilities under his-her responsibility are safe and comply with all federal, state and local laws.•Performs other duties as assigned.JOB REQUIREMENTS-SKILLS•Strong verbal and written communication skills•Ability to manage and-or monitor multiple projects and activities occurring simultaneously•Ability to work with employees at all organizational levels•Ability to work with personnel across multiple geographies•Excellent decision-maker, time manager and problem solver•Proficient in Microsoft Word, database applications and spreadsheets•Strong orientation to detail, analytical and organization skills•Ability to create and manage detailed project-business plans, timelines and matrixes•Ability to create financial models in relation to real estate transactions•Strategic and tactical thinker with proven supervisory skills•Willing to travel up to 50% of the timeMINIMUM EDUCATION, EXPERIENCE AND CERTIFICATION REQUIREMENTSEducation•Bachelor's degree required in a related field (business, economics, etc.)Certifications•Real Estate license certification preferredRequired Experience•Minimum of 5 years real estate experience in the areas of industrial leased property acquisitions and disposition•Minimum of 3 years experience in Facilities or Office Management•Corporate real estate experience with respect to both strategic and operational issues•Contract negotiation management experiencePreferred Experience•Commercial construction experience
